On behalf of prospective home buyers and my current clients, I pay for the availability of both the Georgia MLS and the Home Scanner services so these valuable tools are at their disposal 24/7.  However, these two services - as great as they are - can never replace the in-depth knowledge of a professional Realtor who is both a local area expert and an Exclusive Buyer's Agent.
 
Why exactly is that? you might wonder.
 
Let's say you manage to narrow the 70,000+ homes in my database to 25 or so possible home matches.  Let's say further that you even "toured" some of the homes virtually (another great free service provided to you via my website).  Excellent...but the results of the most rigorous online home search can't determine ANY of the following:
  • will the home look as good in person as it does on the internet?
  • how do I arrange a guided tour of these homes - and obtain an unbiased, professional review of the property's pros and cons?
  • how motivated is the seller to sell?
  • does the home have hidden defects?
  • how long will it take to find the very best home match, complete the complex transaction and be settled into my new home?
  • are there things about the neighborhood I should know before I buy?
  • if it is located in a new subdivision, what is the builder's reputation?
  • might the home itself be the perfect home for us, yet the subdivision, amenities and surrounding community not be?
  • can I really afford this house?
  • which loan programs best suit my specific financial situation?
  • how far is this home from my work? from my spouses work?
  • how congested is the commute?
  • are there alternative commuting routes?
  • what is the reputation of the schools in this area? 
  • what are the prospects for resale for each home?
  • what has the sales history been for this home, for others in this subdivision?
  • are there area development plans that might improve or detract from a future sale?
  • is this home priced above, below or at fair market value? 
  • do I have the professional negotiation skills to ensure I don't pay too much for the home?  how do I really know what the home is worth? 
  • am I confident that going solo against a seller and a paid professional will result in the best deal for me?
  • do I have the professional contacts for every vendor and service affiliated with the real estate purchase transaction and afterward?
  • do I have the 100+ hours and professional knowledge to invest in the home search, contracts and other paperwork, negotiations, home inspection, coordination with an attorney and all parties for Closing, etc., or
  • would it be better to gain the 22 services of an Exclusive Buyer's Agent for free?

Pick up the phone and call or write a professional real estate agent,
  • one who has signed a binding Code of Ethics, and can therefore be called a Realtor,
  • one who represents ONLY the interests of home buyers for a living,
  • one who holds the ABR designation, held by less than 2% of all agents nationally
  • one who is "100% loyal to home buyers 100% of the time!"
  • and finally, one who can answer ALL of the above questions for you - and many more!
