Now I typically bite my tongue, but allow me to speak candidly this once...
 
I'm curious if you see the irony in the fact that you supposedly "already have a Realtor", yet have to seek out another Realtor's website to help you look at homes and to learn all the ins and outs of the buying process?
 
Rest assured...
you would never find yourself in this position if you were my Client.
 
I spend as much as 100 hours working for each of my Buyer-Clients.  Industry statistics tell us this is far more time than most real estate agents spend with their clients during the course of a transaction.
 
I don't just look for a home for you by using a few criteria.  I do an in-depth assessment of every aspect of your lifestyle and that of your family members and then match you and your family to exactly the right home in the right location at the right price!
 
I then do more due diligence research on properties under consideration than any agent I know - and I know 100's - and that is but one of my 22 services.
 
Finally, I am a professional negotiator and an expert in buyer-side strategies.
 
Clearly my tagline isn't "The Homebuyer's Advocate" for nothing.  I strive hard to earn it anew with each Home Buyer-Client.
 
I should also mention that it's not uncommon for people to find an agent who specializes in listings when they sell their home, but then for the same reason, find an Exclusive Buyer's Agent to help them find their next home.  Something to consider.
 
IMPORTANT NOTE: If you're selling a home first, and your agent has offered you a lower commission in a written agreement based strictly on the condition that you work with them on the other side of this transaction, then you must abide by this binding agreement.
 
If your Realtor is a close personal friend, then I understand that your relationship may be more important than high-quality service or even at the potential expense of thousands of your dollars (if they don't make their full-time living as a professional negotiator on behalf of Buyer-Clients.)
 
But if you are NOT under a binding, written agreement or working with your friend, then I am offering you MY services here and now!
