DRIVING AROUND NEIGBORHOODS and CALLING the AGENT'S # on the YARD SIGN?

Don't make this common and very costly mistake!

First of all, there are over 70,000 homes on the market in Georgia as you read this.  Over 5,000 in my four focus counties alone.  Homes come and go off the market daily, even within a single subdivision.  Trying to keep up with this in a car in your spare time is a waste of your time!

Secondly, you know only a little of what you need to know from the outside, so of course you want to tour the inside, look at the back yard and you have a list of mental questions to ask.  Out comes the cell phone and you call the agent's number listed on the Home for Sale Yard Sign.

DON'T DO IT!

The real estate agent that has listed this property for sale has signed an Exclusive Seller's Listing Agreement with his Client, a legal contract to represent strictly the interests of the Home Seller, not yours.  The Seller is well represented, but you are acting SOLO.  You need and deserve representation every bit as much as the Seller does!

The commission is fixed by legal contract; it WILL be paid upon sale.  It's only a matter of whether it all goes to the agent that works against you, or half of it to your own buyer's agent who typically works 60-100 hours on your behalf guiding you through the complexities of the 22 steps of a legal transaction.  It's obvious which will be of the most benefit to you, the homebuyer. 

And there's a lot more to learn about the neighborhood, the builder, the home's defects, where it sits relative to the flood plain, the sales history, etc., etc.  Other than mandatory items of disclosure, do you think you're going to learn things about the home that are detrimental to the negotiating position of this agent's client?

Forget driving around!  I will find you the right house in the right location at the right price!  I will save you significant TIME and potentially $$$THOUSANDS of DOLLARS$$$!
