• can qualify for a loan of $450K or more (less downpayment)
• have liquid, unneeded assets of at least 5% of the sale price
• are willing to pay a premium for the higher standards, construction products, etc. typically provided by custom, luxury home builders.
• have 4.5-9 months (most typically 5-6 months) to wait for your home to be built
• are unable to find an existing new or resale home on the market that would satisfy your wants and needs in housing

If you can respond affirmatively to each of the above prerequisites, your FIRST STEP is to contact a Realtor who is experienced with guiding clients through the custom build process.

I have represented multiple clients with good results.  I have significant knowledge of the builders on the southside of Atlanta, especially in Fayette County.  I know their product, their standard features, what subdivisions they are building in, their price-per-square foot (quite variable), where they are located, etc.

Some of the services I provide are:

• a geographical review of all possible locations for a custom home, providing relevant information on schools, distance to amenities, commuting distances / routes, etc.
• lot sizes, availability, pros  / cons of each
• coordination of meetings with the builder
• review of standard features and upgrade options
• assistance as needed in selecting exterior and interior finishes 
• assistance in communicating needs and preferences in home features to the builder and his architect
• negotiation of pricing
• co-preparation of a Purchase and Sale Agreement to ensure that the client's interests are protected 
• monitoring of the home build
• photos of the home at key stages if client is remote
• coordination of the Closing with a reputable Closing attorney
